The applicant is requesting approval of a modification of the residential design standards (rmc 4-2-115) on a proposed unknown square foot single-family house. The proposed project site is 33519 square feet located in the residential - 4 dwelling units per acre (r-4) zone. The applicant is requesting approval of a lower roof pitch than the minimum standard to provide a varied roof pitch lower than 6:12 that best matches the style of home to be constructed and still meet the guidelines of the roof element in the residential design standards. The applicant states and staff concurs that the proposed roof pitch of 4:12 will match the design and character of the modern architectural style of the home (see house elevations in exhibit 1). The applicant notes in the request that the style of the home is similar to architectural trends in many nicer seattle and eastside neighborhoods.
