Abandon and remove current gs pipe from main at poe to all fixtures r&r current gal ng wg with 8 gpm ng tankless wh with 6 in dia pvc venting vented through central venting chimney. Install new 1 in. Pex ball valve at main. Install 1 in. Pex from main to pex valved manifold. Install 1/2 in pex tubing directly to all fixtures (12 total) using astm f2098 connections with valved connectors to all fixtures with the exception of main floor shower and tub which will connect to existing 1/2 in. Copper riser. . Install poe filtration and water conditioning system. Install hot cold washer box.

Abandon original knob and tube wiring and 1940s era glass fuse breaker box. Rewire updated breaker box to current code including romex clamps. R&r all outlets. Install 12 ga wire w/ground wire to all outlets and light fixtures and connect to proper ground. Install a breaker and ga wire to basement laundry.

Re-roof, strip to deck, remove & replace any damaged decking with 7/16 osb, ice & water shield reqd, #15 felt, shingles, ventilation to code, crickets where reqd. J. U.
