Replace existing gas fired hvac equipment including ductwork venting and thermostat. Replace gal water heater. Replace existing windows & exterior doors (same size & locations) insulate exterior walls r-19 2nd floor ceiling r-49. Frame non-bearing interior walls install interior doors sheetrock tile floor finishes and paint throughout replace front porch (same size and location) remove existing fence as per plans as per code.(electrical contractor will pull separate permit).
