I just purchased the house- the previous owner started renovations without a permit and that violation is on file. The proposed renovation plan moving forward is based on the structure as it currently is, which includes some of the new framing. The house was gutted and almost all of the framing is still exposed. Currently, this is a duplex that will be converted to a single family dwelling. Three of the old walls and a doorway will be removed. The door way is not original to the house. There is also framing the previous owner had constructed that will be removed. Other walls will be added, but are not noted as of yet in the file. All new plumbing, electrical and hvac systems will be installed as well as fixtures. The back portion of the house, which was an addition from the additional structure, will require foundation repairs. The rest of the foundation seems to be in very good order. The front portion of the roof covered in spanish tile needs to be replaced.
