1. Remove vegetation growing in masonry facade. 2. Repoint and make repairs to brick masonry as necessary, especially in areas around downspouts and gutters. Use soft lime mortar mix and replace any bricks to match existing. 3. Replace stucco on pilaster on left side of facade at ground floor, using lime-based stucco mix. Make repairs to brick masonry underneath stucco as necessary. 4. Replace two square downspouts on facade to match existing. 5. Paint entire facade as follows: ground floor faade doors, windows, & millwork: brick red (bm #2084); ground floor faade pilasters & lintel: gravel gray (bm #2127), with brick red accents on pilasters; walls: la paloma gray (bm #1551); windows, lintels, trim & cornice on upper floors: navajo white (bm #947).
