Add ceiling lights in bedroom, add exhaust fan with lights in 2 bathrooms; new tub shower fixtures and surround; replace a c in same location as existing; minor kitchen and 2 bath like-for-like remodel (new cabinets, fixtures, appliances) w gfcis as needed.
