Repair balcony and secure rail per attached materials stamped vcc approved 08 18 17, as follows:remove deteriorated floor boards, stringers, and fascia boards. Install new 5 4x4 t&g floorboards, 3"x4" beaded stringers, and 7 8" fascia with " bead as needed, all as per vcc standard detail sheet no. 12 (attached). Backprime all new wood. No synthetic materials approved. Paint underside of balcony (including outriggers) white, semigloss. Top and sides of t&g floorboards to be medium dark gray, semigloss. Install 1" x 4" (approx) brackets and 2 1 4" lag bolts to secure railing to wall. Bolts and brackets should be low-profile and as visually unobtrusive as possible. Paint bracket and bolts to match adjacent surface to minimize visibility. All repair replacement work shall match existing in color, size, material, detail, profile and exposure
