Remove and replace 14 windows (same size and location) and install window security guards (bedroom locations to receive one operable window security guard). Remove and replace existing interior stairs (same size and location). Demo and replace existing basement slab with 3 57 stone and 3 concrete. Exterior: remove roof decking and replace with 3 4 inch osb plus 2x4 purlin strips. Replace up to 5 rafters with 2x10. Remove and replace roofing with modified bitumen. Install new gutters and downspout. Remove and replace 4 exterior doors (same size and location). Paint exterior trim. Repair front porch cornice trim. Install hardi panel siding at rear. Construct new 113 x 12 rear deck per deck framing pages. All work per code drawing. No curbing or underpinning to occur on basement slab.
