Clean repair and repoint select masonry with mortar to match historic mortar in color texture hardness and profile. Remove select inappropriate patching and caulking. Cover cracking terra cotta caps at balcony wall with flashing to prevent additional deterioration and re-secure metal and flashing on balconies. Repair and clean cracked terracotta on base of balconies and repoint as needed. Select masonry will be cleaned using gentlest means possible with a low-psi water spray. Remove and replace galvanized steel gutter to match existing. Replace flat roof on 19th floor with tpo roofing membrane. Replace roof drain with 4 drain. Replace damaged decking and replace deteriorated timber framing on 20th floor.
