The existing site (folio # 139419-01 & 035921-0110) is 1. 75 acres in size and is zoned cg. Access to the site is provided through an existing entrance on n 22nd st and a proposed entrance on fowler ave. Power and water utilities are anticipated to be available to the site from fowler ave, and storm water and sewer for the new building will be incorporated into the existing mall infrastructure. This project proposes the development of a racetrac convenience store and gas station on the existing parking lot located at 21 e fowler ave. Tampa, fl. For water design, this project proposes to construct a 2 water service line that connects to the existing 16 water main in the southeast corner of the property we are proposing a water meter and backflow to west in order to serve the proposed development. A separate 1 irrigation meter and backflow are proposed to come off the water connection as well. For wastewater design, this project proposes to construct a 6 gravity sewer line that connects to the existing 8 sanitary sewer service lateral to the north of the property to serve the proposed development
