Non structural alterations: exterior work: per chap ntp: carefully repair front porch. Work to include removal and replacement of roof to repair roof joists and provide grading for built in gutter. Install new flashing and 3" copper downspouts. Remove deteriorated front fascia elements and mill new ones to match existing from spanish cedar. Instal new trim to match original prime and paint. Remove repair and reinstall 3 damaged brackets and paint to match original. Gently sand and repaint columns and remaining trim and repaint existing color. Remove porch flooring and shore up joists. Install custom milled douglass fir tongue and groove floorboards with a3" face. Paint to match original. Remove existing lattice and install new douglass fir lattice in square or diamond pattern. All work to be completed as per plans in chap files. Per planning dept:scope of work is a proposed porch repair approved as per chap notice to proceed.
