Demo ceilings, bathroom and floors on 2nd floor non bearing. Demo ceilings and bathroom on 1st floor. Non bearing.

Renovate interior only no exterior work. 2 kitchens, 2 bathrooms, laundry. Add 2 closets. Remove 2 partition walls and realign bedroom wall per plan on 2nd floor.

Demo and install new cabinets and counters no structural changes

The current two-story screened in porch will be removed and it will be replaced by an open porch below an upper deck. The spindles ballusters on both the upper and lower decks will be turned victorian style in solid wood. The rail of both levels is pitched and is also solid wood. The rail on the first level porch will have a solid wood subrail under it. The subrail is notched to allow for the spindles ballusters to be centered underneath it. Under this will be the solid wood bottom rail. The posts will be solid wood and will be notched (lambs tongue) and the pilasters will be boxed in underneath, to reflect as closely as possible to posts and pilaster original to the home.
