Earwood mhp appears to be a pre-existing non-conforming manufactured home park in the community business ii district (cb-ii). Cb-ii does not allow for manufactured homes or manufactured home parks. Zoning site plan permit approved for 1996 14 x single wide to replace pre-existing manufactured home. Reference unified development ordinance section 7-17-7, subsection a. Standards for replacement of nonconforming manufactured housing. Any manufactured home used for single-family residential purposes and maintained as a nonconforming use may be enlarged or replaced with a similar manufactured home of the same or larger size, so long as the enlargement or replacement does not create new nonconformities or increase the extent of nonconformities with respect to such matters as setback and parking requirements.
