Remove deteriorated balcony floorboards and fascia boards. Install new "aeratis heritage" 5/4x4 s2s t&g floorboards, and 7/8" fascia with " bead, all as per vcc standard detail sheet no. 12 (attached). Sand, prep, and repaint balcony iron railings to match existing. Outriggers to be painted white, semigloss. All repair/replacement work shall match existing in size, detail, profile and exposure. All "aeratis heritage" products to be "battleship gray," and to be painted as follows: fascia and underside of balcony, white semigloss. Material shall be installed for trial basis of sixty (60) months, per architecture committee approval on 01/12/16. At completion of trial period, a final determination will be made by the vcc on the materials appropriateness. This approval does not guarantee future approval, and the vcc may require removal of the material if it fails.
