Construct a 1-storey addition within the zoning setbacks at the rear, enlarging the kitchen space. No increase in # of rooms. Install a roofdeck on the flat roof over the proposed addition and a door from the proposed deck to the existing second floor rear room. Build new rear entry with uncovered stoop leading to backyard from the first floor of the proposed addition. Replace existing bulkhead basement entry with smaller bulkhead. Remodel existing second floor bathroom.
