1. Front porch: replace rotted wood elements (beadboard ceiling and fascia of box beams) of the roof structure with like material as needed. Replace three or four concrete balusters as needed with same to match the configuration of the original, cast in concrete using molds from the remaining balusters. Remove metal panning from original cornices and repair and repaint wood cornice beneath as necessary, retaining what can be kept. Replace epdm flat porch roof with same. 2. Front stairs: or restore (fill cracks and skim coat) concrete stairs as needed with same to match the configuration of the original, including the low (2 foot) wing walls. Replace broken cast iron grip rails on wing walls with matching. 3. Main roof: replace scalloped cedar shingles in gable with the same material, cut, width and exposure.
