Add 1 partially below grade egress window in a non-load bearing, cast in place 8" concrete wall on the front of the house. Finished window will be centered below three existing front room windows on the first floor, mounted in a framed exterior wall. New window installation dimensions will be per required clear opening, clear glass, and floor height requirements on the douglass county website. Window well will include egress provisions as required on the douglass county website. Room dimensions will be approximately 10x13. Framing studs on exterior walls will be sealed with foam to the foam board insulation already in place. Room will include one new closet, and one under stair access location. An existing sump-pump is located in the room, and will be enclosed in a closet, but no other changes will be made to the sump-pump installation. A new closet will be added to the room.
