Per submitted plans, we propose to remodel the second floor kitchen, new cabinets, electrical, plumbing, remove two walls (one structural, see stamped engineering plans), installation of new windows (the proposed plans have passed zoning) with new locations. Rebuilding of the rear stair case in the existing locations, (the current width would not meet the 36" required code, 36" is not possible without major structural and 1st floor (rental unit) reconfiguration-closets, kitchen walls, structural beams, etc) our desire is to have the width granfathered so we can make the stairs safe, currently they are not. Also, two new egress landings 9one for the first floor and one for the second floor. These proposed landings have also been cleared from zoning.
